Home Insurance Looking for landlord insurance that can be written in my LLC’s name (Texas rental)

I have a rental property in Texas that’s owned by my LLC, and I need a landlord policy with the LLC as the named insured.

I called State Farm and they said they can’t put the policy in the LLC’s name.

Has anyone found a company that will write a policy to an LLC at a reasonable price? A carrier, an independent agent, or an online option all work. I’d appreciate any recommendations. Thanks!

I was driving and someone wasn’t looking and shot out of the left hand turn only lane into the straight lane striking my car as I passed. This person has no insurance and was driving someone else’s car who they believed also did not have insurance on it. She also had her kid in the car and had a restricted license requiring her to have a blow and go In her car which she did not.

I filed with my insurance to get the ball rolling on repairs and medical.
I was evaluated at the ER and discharged with flexril and lidocaine patches. They offered imaging but I had my two kids so I couldn’t do it at that time. I was then evaluated at urgent care as the pain was still there and really uncomfortable to sit for prolonged time or bend forward. They ordered a MRI which I had done today. It showed I had a herniated disc and an annular fissure. I have a follow up appointment later today to go over the MRI results and discuss a treatment plan. Is there anything I should be sharing my insurance? How do I go about this. I’m really distraught as the discomfort is still very much there

Health Insurance Insurance after having a baby

• Upvotes

Hello! I am so sorry if this does not make sense - I have never (successfully) acquired my own insurance and I do not understand how these things work.

Details: I am 25, my husband is 27. I work/ed per-diem and he is full time (plus OT), neither of our jobs offer us health benefits. I got pregnant in February and immediately applied for Medicaid/wic and was denied for exceeding the income limits. I was told to apply through marketplace and when I did, I was also denied as it was no longer open enrollment. I was advised to apply again when I had the baby. I delivered my baby last week. Up until now, my provider has billed some appointments and others I had to pay upfront. I have a bill totaling under $4,000 for prenatal care right now.

My question is, can I buy health insurance for the 2026 year and will it backpay my prenatal care, help with delivery, cover newborn & postpartum care? Do I need to also purchase for the 2027 year to get coverage now?

Additionally, if I’m paying for health insurance myself, what kind of plan should I look for? Do I even need to have coverage? When I looked before, my husband and I are expected to pay $600 a month for a plan that still has $10k deductible (out of pocket max? These things do not make sense to me) I feel like it could make more sense for me to just pay the bills monthly or set aside that money for health expenses and write off the payments on our taxes. Which I also do not understand.

Any help on this would be appreciated. I feel like any time I’ve talked to a broker about it, it’s more about the sale than me understanding coverage. I will absolutely pay for the services, I just want to make sure it makes the most sense financially for my family.

Edit: Collision happend in Poland

Claims Related if i have money leftover from a claim what happens?

• Upvotes

for context my car was keyed, windshield shattered and windshield wipers bent out of place.. i went through my insurance and they gave me an estimate.. i had to pay out of pocket to get my windshield repaired and went to get an actual estimate from a shop.. the shop's estimate is lower than the amount they gave me. i have a lienholder on my car as well so the check has their name on it. they took the check and is saying they'll send a check to the repair shop once it's fixed..

if the shop says they want the money up front, am i gonna have to pay out of pocket??

what would happen to the money that's leftover??

Should I take a commercial insurance job

I’m 23 and looking for some advice from people in the insurance industry.

I currently work at a small personal lines agency with about 5 employees. The biggest issue I’ve had is the lack of training, guidance, and structure. I’ve had to figure out a lot on my own, and I’m worried about my long-term growth here.

I recently got offered a job at a very small commercial insurance agency. There are 4 employees total, and they don’t have a physical office. The compensation is $2,000 per month plus 50% commission on new business and 25% on renewals. I’d also be responsible for doing a lot of my own prospecting.

I’m interested in commercial insurance and think it could be a great long-term career, but I’m worried I’ll end up in the same situation I’m in now, with little training or support and limited opportunities to grow.
On the other hand, I know smaller agencies can offer more responsibility and potentially more earning potential if you build a good book.

For those who have worked at small independent agencies or built a career in commercial insurance, what would you do in my position? Am I overthinking the size of the company, or are these legitimate red flags?

I’d appreciate honest advice, especially from people who have experience working at both small agencies and larger brokerages.

Claims Related Diminished Value Claim Offer

• Upvotes

My 2021 BMW M440i xDrive was backed into on the right side. The car was previously accident-free and had 36,450 miles at the time of the accident. I had a BMW certified collision center make the repairs and the costs are outlined below:

Remove/Replace RT Door Shell: $1,574
Section RT Quarter Panel: $1,634
Other Parts: $1,232
Labor: $4,484
Misc + Paint: $2,388
Total Repair Costs: $11,312

The at-fault driver’s insurance, Farmers Insurance, is using Accurate DIV to handle the diminished value claim. Accurate DIV made me the offer below:

Repair Severity Score: 3.5/10
Pre-Loss Actual Cash Value: $45,025
Actual Post-Loss Value: $43,878
Diminished Value Offer: $1,147

Would you accept this offer or get a 3rd party diminished value appraisal? I am in the Indianapolis area and I’m seeing dealer listings below $40k for similar cars without any accidents reported.

Am I good to cancel my car insurance after an accident last week so it doesn’t auto-renew in a few days?

My car is totaled and I’m not at fault. I just want to make sure I’m not paying extra if everything is all ready covered. I have another vehicle on the policy so that one will stay, but I would just be removing my main vehicle until I find another one. I’ll be out of work for a couple months most likely so every dollar counts.

Ghost policy?

I’ve been trying and thought I had workers comp insurance, I paid for the policy. Only to find out four days later that it was never finalized. I talked to a guy I know in insurance today and he said something about a ghost policy, not real familiar with what that is, but it sounds like it may be one of my only options. I have a roofing business that I just started last month and a client has a huge commercial metal roof job for me, and I’ve got all the liability and other insurance with the company that said I was approved on the workers comp and they don’t have that figured out yet. Any ideas or advice would be greatly appreciated.

Car Insurance Arbitration

Location: Oregon

Location of Accident: Oregon
Location of our residence: California

Hi there,

We got rear ended at a stop light in Oregon while traveling in a rental car from Enterprise.

Long story short, both our insurance (Geico) and the other party’s insurance (Progressive) paid Enterprise. Enterprise is not giving back Progressive’s money and Geico is trying to get the money from Progressive. It sounds like Progressive is also refusing some of the fees Enterprise is charging.

It is our understanding that our insurance was suppose to pay Enterprise first and then go after the other party’s insurance to get the money so I am not even sure why the other party’s insurance paid Enterprise… and then the most confusing is how Enterprise can get double paid and refuse to pay back one of the insurance company’s money.

Anyways, we got a letter from our insurance saying that they are going to arbitration. What is the likely outcome? Will we be responsible for any of the costs?

Thank you in advance!

Homeowners Insurance Claim for Fallen Tree

I think this situation is very odd. I am getting input from people IRL but I figured why not get Reddit's opinion.

We had a large pine tree come down in a wind storm. It hit the house, took out part of the deck and did some other moderate but fixable damage. We called a tree company right away because half the tree was still standing, and we had the rest removed, plus a very tall tree next to it. They also removed the portion of the tree that hit the house. This needed a large crane, a police detail, etc.

The deal we made with the tree company was that we would pay $9k for the emergency work they did that day. This was a lot, but we live in an expensive area and didn't want to mess with our kids' safety during the rest of the storm. The tree company said they would put in a claim with our insurance for the part of the tree that hit the house. We asked for an itemized bill but never received one.

Fast forward a few weeks. I know the tree company has been in touch with the insurance company. We sent the insurer some pictures of the tree work as well. The insurance company then sends us a check, JUST FOR TREE REMOVAL for $19k. This is not for the deck or house, they have issued other checks for those issues.

This seems like a huge overpay. I don't want to make our rates skyrocket for no reason. Also, the tree company has not been in touch asking for this money, though it has only been about a week since the check was received.

I was under the impression our policy did not cover removal of a tree that has not yet hit the house. I cannot fathom that just removing about 10 feet of fallen tree with a crane costs 20k.

Would you get back in touch with the insurance company and suggest they reduce the payment? Contact the tree company asking for an itemized bill again? Treat this as reimbursement for the $9k already spent? Offer the 10k to the tree company?

Hit couch that fell from a vehicle

Last night I was driving on I-78 W in NJ, and I hit a couch which broke off my bumper. I was in the middle lane and traffic was acting completely normal ahead of me, my headlights don’t illuminate great so it wasn’t until the last second that I saw this object, and could not safely avoid it without causing an accident, so I hit it. My guess is that the car up the road ahead of me dropped it, although I’m not entirely sure. When I called the police they said they had the guy who did it off another exit, but they would not give me his insurance information, and told me to wait for the police report in 10 days. I filed a claim and am worried that Progressive will find me at fault, or that the guy doesn’t have insurance. I’m planning to take it to small claims court if I have to. (I have PA insurance)

Auto Insurance Procrastinated on filing police report and claim following catalytic converter theft. Will I run into trouble?

I own two cars, and this is for the car that I rarely drive and was in fact planning on selling. When I discovered something was wrong with my car end of September, by that point I haven't driven that in a month. I made an appointment with a mobile mechanic a week after my discovery (yes i know i procrastinated here), and the mechanic arrived at my house last week and told me the cat theft is the cause of the noise. And only now did I file a report to police and auto insurance. This is the first time I've dealt with police and insurance so I'm kinda nervous here.

Is it worth making an insurance claim for a broken oil pan

I hit a rock with my 2018 Cruze and it cracked the oil pan. New pans run over $600 plus labor. My deductible is $500. Is it worth making a claim or am I better off just pulling it off and fixing it myself? I feel like my rates would go up more than I would come out ahead.

Claims Related Wife burnt out after 2 years in insurance customer service. Looking for upskilling and certification ideas

Posting this for my wife.

She has been working as a customer advisor in insurance for about 2 years here in Halifax. She handles UK claims and affordability, and deals with a lot of vulnerable customers. It's calls all day.

Lately a few really rough calls plus some feedback from her manager have hit her hard and she's been feeling pretty low. She's thinking of taking a break and upskilling into something else.

Any suggestions on what roles she could look at with this background, and which certifications are actually worth doing?

Also if anyone has made a similar switch and wouldn't mind a quick chat with her, she'd really appreciate it.

Progressive/Snapshot phony discount

Progressive: So I paid 501.00 for a 6 month policy for my truck. Progressive insurance full coverage which included discounts due to having bundled with homeowners (which they increased as soon as I purchased) and motorcycle coverage. I agreed to put Snapshot in my truck to monitor my driving. I got an email saying congratulations you earned a 73.00 discount on your policy. So I expected to pay around 428.00 for 6 months at renewal. The truck and I are both 6 months older. I am retired and do not drive crazy, and use my vehicle for pleasure only. Even if premium increased a little, with the Snapshot discount it should still be less than original 501.00.

BUT NO. My renewal for the same coverage has increased to 674.00 for 6 months. A 173.00 increase or 346.00 more per year!!!! WTF. Progressive and Snapshot is just plain BS. I have no accidents, no tickets and supposedly a discount from the Snapshot monitor. Do not just blindly believe Progressive (or any company) at your renewal. They are a SCAM. I moved my coverage to another company. A major competitor of Progressive with the little green guy. Even though I now have no bundle discount, it's just my truck with them, the very same coverage, everything exactly the same, just for the truck I paid 388.00 for 6 months. That's a savings of 286.00 for 6 months. Again.....don't blindly renew any insurance. Shop it. All their promos are scams and they reel you in with an initial rate that seems good but if you are not vigilant they will try to screw you as soon as they can.

Insurance in Boston

Hi all,

I currently have a combination of anger, frustration and sadness at the same time...

I am a 26 yo man with clean driving record ever since I got my US driver's license in 2023, and being licensed from overseas since 2016... never a ticket, never an accident.

I got to the US and bought me a Dodge Challenger, went with Mapfre for insurance. EXPENSIVE! My adjuster said to me, people crashes these sports cars all the time, that's why insurances are high. Ok, lived with it.

I then sold the Challenger, bought me a Jeep Wrangler, MORE EXPENSIVE! My adjuster said to me, everybody gets these jeeps in New England because of the snow, so the higher the demand, the higher the quote... Ok. Lived with it again!

Now, I sold my Jeep, got myself a HONDA CIVIC, a car that EVERYBODY HAS, just trying to stay away of these fancy and weird brans to see if I could save some more money, not only on gas but also in insurance, and guess what? MORE EXPENSIVE!!!! My adjuster then said to me, it's because of how common thefts are, and also stability wise compared to the Jeep. And I said WHAT? How's a 2019 Jeep comparable to a 2024 Civic Touring? When the Jeep does not even have a speed sensor (being extra sarcastic there), and it wiggles around on highways, how can it be more safe to drive it than this newer car that has all these sensors and technology? The jeep does not even have a blind-spot sensor!!!!! I mean, come on!

My insurance has now gone up by a lot of money, again! How do people afford these hondas if they have to pay more than $5k a year on insurance? I need help!!!!!

Please explain the claims process to me! I haven’t had to deal with this and I just want to set my expectations.

Although I work in insurance (excess underwriter) I don’t know much about claims.

So I was t-boned and other party party was 100% at fault. I took the vehicle to my auto body shop of choice last Wednesday, as they’re certified for my vehicle make (Subaru). I received the preliminary estimate from at fault party when the adjuster came to my home last Tuesday (day before I dropped off at shop) and today received a supplement approval notification from them as well increasing the initial claim from $4,500 to now just over $12k. It’s my understanding that the adjuster was at the body shop on Friday taking pictures/videos as they’d opened my vehicle up a bit to inspect.

My question is will the body shop provide their own estimate or is this supplement pretty final or close to it? When the auto body rep called me on Friday, they made it seem like my damage was significant and that I’d be looking at repairs for well over a month, but the $12k estimate doesn’t seem to support that theory. I’m aware that the at-fault party is likely reducing their second estimate but would think it’s more aligned with the true amount since they opened up my vehicle?

Thanks in advance for any assistance as I navigate this.

Why does State Farm use such an antiquated business model?

Local agents only work normal business hours, so you can’t make any policy changes after 5pm or on weekends. Moving to another state is such a complicated process and involves talking to multiple agents. Calling in to cancel and told no agent is available and it takes them half a day to call back.

Compare this to companies like GEICO or Progressive where I can do everything on a phone app.

Auto Insurance Insurance giving me insulting offers for a car accident + medical bills

Location: PA
Time: Jan 2, 2026

I was driving on a non-divided four way road, when on an icy night, a kid in a brand new mustang came across all lanes of traffic and hit me head on while I was driving straight on the road. Note: we both have Erie insurance. Car was completely totaled, kid was going 50mph and the first responders had said they were surprised I had survived that. I was 18 at the time so I guess that helps.
I had to go to the hospital for three days, no broken bones but fluid in abdomen which kept me there under supervision. I couldn’t walk for 5 days, didn’t feel normal until a month later. Medical bills total over 30k. The insurance hasn’t even paid half, in a non-at fault accident, not to mention the pain and I was out of work for weeks. They just called and offered me 3.5k. It’s been almost a year and I receive that offer. Not even enough for one of the medical bills (out of many)
What do I do? Is there anything I can do to get money to pay off the bills and money because I was injured by someone else and I wasn’t at fault? Looking for anything at this point.

Crack on driver side window

I just discovered today a crack that looks pretty bad on driver side window. I have comprehensive covered. The car is a 2026 Camry. My Deductible is $100. Is it worth filing a claim, I see some people stating at fault accidents should not raise your policy, and I see others saying it does not matter. I understand comprehensive claims are acts of nature and it should be a not at fault accident. But wanted to hear thoughts. I don’t know how it happened. I just got to my car and saw the crack on the driver-side window. It definitely needs to be replaced ASAP. Should I fix privately or file a claim. FYI, the whole window will probably need to be replaced. It is not fixable.

Maryland law: Is a car owner liable if their insured partner causes a serious accident?

My partner owns a car in Maryland. The car is registered and insured in his name, and I would like to drive it occasionally.

He is concerned that even if I am added to his auto insurance policy as an authorized driver, he could still be held personally liable if I cause an accident resulting in serious injury or death.

His understanding is that Maryland law is similar to New York law in this respect, where a vehicle owner can potentially be held liable for accidents caused by someone driving their vehicle with permission.

I'm trying to understand whether that is actually the case in Maryland.

A few questions:

  1. Does Maryland law automatically impose liability on a vehicle owner for an accident caused by another authorized driver, simply because they own the vehicle?

  2. If I am specifically listed on his insurance policy, would that protect him from personal liability, or could he still be sued individually?

  3. Is Maryland's approach materially different from New York's regarding owner liability?

  4. How do other Maryland couples handle this situation when one person owns the vehicle but both drive it?

I understand that insurance coverage and liability are separate issues. I'm particularly interested in the potential personal liability of the vehicle owner, beyond what insurance would cover.

Would appreciate any insight, especially from Maryland attorneys, insurance professionals, or people who have dealt with this situation.

Someone left several tiny dents and scratches in my front bumper trying to parallel park their SUV. What are my options?

Update: appreciate the answers y'all! Looks like I'm outta luck. Oh well.

I arrived at my car early in the morning to find an SUV had squeezed into the street parking spot in front of my car. There are several tiny dents and scratches from their tow hitch, presumably from each attempt to squeeze their car into the space. They did not leave a note or anything.

https://imgur.com/a/5dEIMBr

Linked a few photos I took at the time (a few mornings ago). I have a photo with their license plate in front of my car as well. Just now getting around to figuring out what to do about this. I've seen their SUV since then so I think they live nearby as well.

The damage is pretty small, but seems like a dick move to do what they did and not leave a note when there's more parking just a block down the street.

Any guidance you can provide is appreciated!
